OUR PROCESS - PHASE BY PHASE
PHASE 1

Pre-Construction & Planning

The earliest planning phases have the greatest influence on cost and outcome. We help define scope, validate budgets, identify risks, and establish the master budget and schedule before construction begins - so your project starts on solid footing.
PHASE 2

Team Formation & Procurement

Building the right team is important. We manage selection of architects, engineers, contractors, and vendors - reviewing qualifications, and negotiate contract terms on your behalf. We work and live here, and bring established relationships with strong local and regional companies.
PHASE 3

Design Oversight

We attend every design meeting, review documents for constructibility and code compliance, coordinate estimate updates at each milestone, and ensure design decisions stay aligned with your budget, schedule, and program. We help make sure each decision serves your goals.
PHASE 4

Construction Administration

We are your boots on the ground. Weekly OAC meetings, site walkthroughs, pay application review, change order review, and RFI and submittal log oversight. We oversee sequencing, phasing, communication and coordination, and contract administration to keep progress flowing.
PHASE 5

Close-Out & Occupancy

We oversee and coordinate punch list, work with contractors to spur along final inspections, work with AHJ's for certificate of occupancy, equipment commissioning, and help ensure receipt of all project documentation and warranties. All to help you get a complete handover so you can move in with confidence.
PHASE 6

Post Construction

Once work is completed, we remain available to ensure punchless work is completed, move in is successful and assist with management of warranty items that may arise. We are interested in building lasting relationships not just projects.
